If you are behind in your mortgage payments for your primary residence, time is NOT on your side. Being proactive in contacting our agency for assistance may make the difference between keeping your home and losing it to foreclosure.

Family Services, Inc. is certified by the U.S. Department of Housing and Urban Development as a full service housing counseling agency. Our Foreclosure Prevention programs are designed specifically for homeowners who are behind, or anticipate becoming behind, in their mortgage payments on their primary residence and include:

All of our Foreclosure Prevention programs are free-of-charge.  We recommend that individuals participate in a Modification Information Session before they request services through our Mortgage Default and Foreclosure Counseling program. It is very important to note that due to lender restrictions and other circumstances, we will be able to provided limited assistance to the following through our Mortgage Default and Foreclosure Counseling program:

• Owners of Mobile or Modular Homes: We strongly recommend you contact your lender or service provider and try to construct a workable repayment plan. These types of providers do not work with third parties and generally do not provide modifications of their loans.
• Rental/Investment Properties, Tenants, Relatives/Friends: If you don’t live in the property and/or if your name is not on the loan and the deed we will not be able to assist you.
  Homeowners With The Following Lenders (these lenders prefer to work directly with homeowners not third party agencies):
